Lot clearing turns a wooded or overgrown parcel into a homesite you can build on. Levelset2 clears lots up to about five acres for a new home, a mobile home or a septic field. Trees, brush, stumps and debris come off the build site and the drive. We serve Summerton and about 50 miles around it on the east side of South Carolina.
Clearing often comes first on our septic jobs. Our latest jobs were 2-acre lots, each one cleared and then fitted with a new system. The tanks on those jobs ranged from 1,000 to 1,500 gallons. We can take on the clearing and the septic system installation in Summerton that follows as one job.

A homesite needs more open ground than the house itself. The clearing opens the house site and the drive. It also opens the area for the septic tank and drain field. Trees come down and stumps come out where the house and the drive will sit.
Mobile home lots need a clear pad and a clear way in for the home. We clear set-up lots for buyers and for the dealers who set manufactured homes. Lots without sewer also need a septic system for the mobile home, and we install those too.
Before any machine digging, we call SC 811 at least three full working days ahead, as state law requires. Utilities then mark their buried lines. Private lines are not marked. Tell us where yours run, such as power to a shed or a line to a well.
On a lot without sewer, the septic permit comes before the house. The state environmental agency approves the site and issues the septic permit. Without it, the county cannot issue a building permit. The agency's own guidance says suitable soil for the septic takes priority over where the house sits.
Before the state evaluates the site, the key property lines and corners must be cleared and marked. The house corners get staked, and the tank and drain field area get marked. The state may also require underbrush cleared so the evaluation can happen. We can clear that underbrush ahead of the visit.
For a conventional system, state rules say tree and brush removal must disturb as little natural soil as possible. The tank and drain field may not sit under a driveway or parking area. A new site also needs a spare repair area at least half the size of the system. So the clearing plan should protect that soil and keep the drive clear of both.
Summerton sits at the center of our service area, near the north shore of Lake Marion, the state's largest lake. Over half of Clarendon County's land has a seasonal water table within 18 inches of the surface. That wet ground shapes where a drain field can go, so it shapes the clearing plan too.
Clarendon County's building ordinance calls for a state grading permit before a future building site is graded or disturbed. Land disturbance plans in the county go to the state environmental agency. Inside towns such as Summerville, Moncks Corner and Kingstree, many trees need a town permit before they come down. Summerville's rule covers any tree 8 inches or more across at chest height.
Lake lots bring their own rules. Some sit on land leased from Santee Cooper, and its Property Management office approves homes and mobile homes there. State septic rules keep the tank and drain field at least 75 feet from the lake's average high water line. If part of a lot stays wet, ask the Army Corps of Engineers about wetlands before clearing.
