Septic Systems, Lot Clearing and Demolition in Camden

Buy land just outside Camden and the first question is sewer. The city's sewer area covers every property inside the limits and about two miles east along US 1. Its long-range plan says new sewer service is not provided outside the city limits. A home past the sewer lines needs a septic system, and the state permit comes before the county building permit.

Camden is part of our service area, about 51 road miles north of Summerton by US 15 and US 521. Levelset2 handles septic system installation for new homes here, along with repairs and replacements on older systems. When a homesite is wooded, we can do the lot clearing first, on lots up to about five acres. Call or text (803) 478-2620, and we look at the lot and put a free estimate in writing.

Horse Country Acreage and Septic Around Camden

Camden has the highest density of horses in South Carolina, the city says. The Carolina Cup steeplechase first ran at Springdale Race Course in 1930. Outside the sewer area, a home on a farm or an acreage tract runs on septic.

Past the water lines, homes use private wells, the city's plan notes. The state wants a septic system at least 75 feet from a private well. It wants the same 75 feet from ponds and streams, such as Big Pine Tree Creek or the Wateree River.

Across the Wateree, Kershaw County Utilities provides sewer in Elgin, the town says. State rules bar a new septic permit where sewer is accessible for connection. Sewer that needs annexation or an easement to reach does not count, and the local government makes that call. Ask the city or the county about your parcel before you buy.

Sandhill Sand and Wet Flats Under Camden

Federal soil maps show both loose sand and wet flats inside Camden's city limits. Soils mapped as sand, led by Wagram and Blanton sand, cover more than a third of the city. The deepest sands, Alpin and Lakeland, are rated excessively drained, and parts are mapped as Sandhills ground.

Sand moves water fast, so a septic system in sand needs less area than one in clay, the state says. Yet the federal survey rates those deepest sands very limited for drain fields. Water can seep through them faster than the sand can filter it.

The flats bring the opposite problem. Goldsboro loamy sand, the city's most common soil, can have water about 2 feet down in wet months. Pantego and Rains soils can be wet right up to the surface. Chewacla soils in the river and creek bottoms are mapped as frequently flooded.

The state's inspector reads soil color, which shows how high the water table rises at its wettest. The state also wants room for a repair area, half the size of the drain field. SCDES, the state environmental agency, names two signs of failure: sewage backing up, or soggy ground over the field. In the wet flats, that second sign points to drain field repair.

Older Homes in Town, New Lots Across Kershaw County

Camden's houses run older than the county's. The city's median home was built in 1975, and about 1 in 10 went up before 1940, by Census estimates. Across Kershaw County, the median home dates to 1993. The Kirkwood area, north of Chesnut Street, began in 1818, the city's timeline says.

SCDES can check its files for septic permits on homes built in the last 20 years. For older homes, it points owners to a septic contractor to find the tank and the field. When an old system is past fixing, septic system replacement follows today's rules. State rules require owners to notify SCDES before a system is replaced or moved.

About 1 in 5 homes in Kershaw County is a mobile home, by the same Census estimates. State rules bar moving a manufactured home onto a lot served by septic until the septic permit is issued. We plan mobile home septic systems around that order, with the tank and field clear of the home's footprint.

Kershaw County added about 7,800 people from 2020 to 2025, the Census Bureau estimates. More than 8 in 10 of its residents live outside any city or town limits. West of the river, Lugoff counted 9,990 people in 2020, and Elgin grew by about a quarter in ten years. Every new home past the sewer lines starts with a septic permit.

Questions We Hear Around Camden

A few of the questions we hear most around Camden. If yours is not here, call or text and ask.

Who issues septic permits for Camden and Kershaw County?
SCDES (formerly DHEC) issues them through its Sumter regional office, which covers Kershaw County. You apply online with a copy of the plat or deed. An inspector then visits the lot and takes at least two soil borings. If the lot passes, the inspector issues a permit to construct.
Does the state still do a perc test on Camden-area lots?
No. SCDES dropped perc tests in the late 1970s, because a dry-season pass could fail in a wet one. Its inspector reads soil color and texture instead. On the state's map, Camden sits below the Fall Line, where backhoe pits are not required.
What does septic system installation cost in Camden?
The lot and the house set the price. SCDES sizes a system at 120 gallons a day per bedroom, and the soil sets the field size. A sandy lot needs less field than one with clay, while a wet lot or a wooded one adds work. We look at the lot and put a free estimate in writing.
How far ahead should I plan a septic install near Camden?
Apply early. SCDES handles applications first come, first served, and wet soil can delay the soil evaluation. A permit to construct stays good for five years. Before the visit, owners stake the house corners and mark where the tank and field will go.
Can I add a bedroom to a Camden-area home on septic?
Check the septic side first. State rules say an addition that raises wastewater flow needs a permit to upgrade the system before work starts. Because the state sizes flow by bedrooms, a new bedroom can trigger that rule. If the system needs to grow, we look at it and quote the upgrade in writing.
