Septic Systems, Lot Clearing and Demolition in Manning

Manning has its own city sewer, yet most people in the 29102 ZIP code live outside the city limits. The 2020 Census counted 3,878 people in the city and 16,319 across the ZIP code. Where the sewer lines stop, every home needs its own septic system. Much of the ground around Manning is flat, and the water table rises near the surface in winter.

Levelset2 handles septic system installation in Manning and on the rural lots around it. Summerton sits at the center of our service area for new septic system installation, and Manning is part of it. On a wooded lot, we start with lot clearing, then set the tank and drain field to the state permit. Call or text (803) 478-2620 for a free estimate.

Does your Manning lot have sewer or septic?

The city runs its own sewer plant, which sends treated wastewater to the Pocotaligo River. Clarendon County ran no sewer at all until 2008, when it bought the Wyboo water and wastewater system. Its 2018 long-range plan counted about 11 miles of county sewer lines near Lake Marion.

The state environmental agency, SCDES, will not permit a new septic system where a sewer hookup is in reach. The city or the county decides whether sewer is in reach. Off the sewer lines, the septic permit comes first, and the county cannot issue a building permit without it.

New homes keep going up in Clarendon County. Census Bureau counts show permits for 100 new single-family homes there in 2022, up from 60 in 2019. Before you buy land, the state's advice is to call the local government about water and sewer. Near Manning, that means the City of Manning or Clarendon County.

Mobile homes and older houses around Manning

Manning's housing changes at the city line. In the wider 29102 ZIP code, about 3 in 10 homes are mobile homes, by Census estimates. Inside the city, almost none are. About two in three homes across the ZIP code went up between 1980 and 2009.

Clarendon County gives a manufactured home its installation permit only after the state approves its sewage system. State rules also keep the home off the lot until the septic permit is issued. We build mobile home septic systems in that order, with the tank and field clear of the home.

Before a failed system is relocated or replaced, the owner must tell the state. The state then decides whether a permit is needed. Septic system replacement has to meet today's rules for the lot.

Wyboo and the Lake Marion lots south of town

Wyboo runs along Lake Marion south of Manning. The 2020 Census counted 3,661 people there, close to the 3,878 inside the city. In that count, about 3 in 10 Wyboo homes were held for seasonal or occasional use. Most were built between 1980 and 2009, by Census estimates.

Parts of Wyboo are on county sewer. Where sewer is in reach, state rules do not allow a failing septic system to be repaired or replaced. Off the sewer, the state sizes a lake house system by bedrooms, at 120 gallons a day each.

A standard system must sit at least 75 feet back from Lake Marion's high water line. State rules also count any lake over 40 acres as sensitive water. That pushes a mound system, used on some wet lots, at least 125 feet back. On a narrow lakefront lot, those distances can decide whether a system fits at all.

What does Manning's soil mean for a drain field?

The federal soil survey maps a patchwork around Manning. Deep, sandy soils like Fuquay and Dothan sit beside flat, wet ones like Lynchburg and Rains. The survey rates nearly all Clarendon County soils very limited for drain fields, most often for a shallow wet layer. That rating is a broad screen, and the state decides each lot from its own soil borings.

In Lynchburg soils, the wet layer sits about 6 inches down from November to April. A conventional system needs it at least 29 inches down and 6 inches below the trench bottom. The survey puts it shallower than that on about two-thirds of the county's land. There the state may permit a system type built for wetter ground.

Clarendon County sets minimum lot sizes outside the city limits. A home on septic and a private well needs a lot of at least 30,000 square feet. The state also wants room for a repair area half the size of the drain field. If an older field fails, drain field repair may mean new lines, and the state may require a permit first.

Questions We Hear Around Manning

A few of the questions we hear most around Manning. If yours is not here, call or text and ask.

Call (803) 478-2620

How can I tell if a Manning-area home is on sewer or septic?
Look for a sewer charge on the utility bill. The city and the county both run sewer lines, and a few private utilities serve spots near the lake. With no sewer charge, the home most likely has a septic tank. For a home built in the last 20 years, the state's septic office may have the permit on file.
Who issues septic permits for lots around Manning?
The state environmental agency issues them through its onsite wastewater office in Sumter, which covers Clarendon County. You apply online, and an inspector visits the lot to evaluate the soil. A permit to construct stays good for five years. The county's planning office in Manning handles building and mobile home permits.
How much does a new septic system cost in Manning?
Around Manning, a sandy rise and a wet flat a short drive apart can price very differently. Bedrooms set the size of the tank and field, and a wet site can call for a different system. Clearing and the run from the house add to the job. We look at the lot and put a free estimate in writing.
What happens if the state turns down my lot near Manning?
The inspector will talk through other options with you. Some lots qualify for a different system type, and some need a design from an engineer and a soil scientist. The state says plainly that not every lot can hold a septic system. Anyone can apply for the soil evaluation, so a buyer can check a lot before closing.
Which places around Manning do you serve?
Manning sits about 10 miles up US 301 from Summerton, near the center of our service area. Our service area takes in Alcolu and Paxville to the north and west, and Jordan and Wyboo toward the lake. It runs about 50 miles around Summerton, east of Interstate 20.
