Santee sits on the south shore of Lake Marion, and I-95 runs right through town. The town limits cover about 2.4 square miles, and most of the area's seasonal homes sit outside them. Where no public sewer line reaches a lot, the home needs a septic system. On a lake lot, state rules keep that system 75 feet back from the water.
Levelset2 installs and repairs septic systems, and Santee is part of our service area. The town sits about 13 road miles from Summerton, across Lake Marion on I-95. Here we handle septic system installation for new homes and lake houses, plus septic system repair on older systems. Call or text (803) 478-2620 for a free estimate.

Lake Marion is the largest lake in South Carolina, at about 110,600 acres, the state Department of Natural Resources says. Santee Cooper owns and manages it. Santee State Park takes up 2,500 acres along its shore, off State Park Road and SC 6. FEMA flood maps put the flood zones along the lake, outside the town limits.
SCDES, the state environmental agency, enforces Regulation 61-56, which sets the distances a septic system must keep. It keeps the system 75 feet from a private well and 5 feet from a property line. Every new lot must also hold a repair area at least half the size of the original system. On a tight lake lot, those lines can leave little room for a drain field.
Ponds and ditches count too. Retention ponds take 75 feet, while detention ponds and drainage ditches take 25. Santee calls itself golf's little big town, with three courses within a mile of each other. On a lot beside a course pond, the SCDES inspector measures from that water as well.
Septic system installation in Santee starts with a lot plan that fits those setbacks. We set the tank and field where the state permit places them. When the homesite is wooded, we clear it first.
The Town of Santee runs its own Water and Wastewater Department. Its drinking water comes from Lake Marion, treated and sold by the Lake Marion Regional Water System. The department also covers a separate water system at McCord's Ferry, a community on the lake.
On the sewer side, the town runs a treatment plant. The pump station that feeds it sits near Chapel Branch and serves more than 400 residential customers. The town's fee sheet lists sewer taps inside and outside the town limits. Outside taps carry higher impact fees.
Whether a line reaches a given lot is a question for the town, so ask before you buy. SCDES gives the same advice to anyone shopping for land. Its checklist also flags land that floods or holds water.
Inside the limits, the town's zoning administrator must issue a zoning permit before a home goes up. Orangeburg County then handles building permits and inspections under a contract with the town. On a lot without sewer, the county cannot issue a building permit before the septic permit, SCDES says.
Federal soil maps show mostly loamy sands in town, such as Neeses and Duplin. About half the town's soil is well drained. Lynchburg and Coxville soils cover about 15 percent of town. There, the water table can rise within 6 inches of the surface in the wet season.
The same maps rate about 83 percent of the town's soil as very limited for septic drain fields. Water moves slowly through the subsoil on nearly all of it. On about 63 percent, the maps also flag a saturated layer. The state's own soil evaluation still decides what each lot can hold.
The SCDES inspector takes at least two soil borings where the field will most likely go. Soil color shows how high the water table rises at the wettest time of year. The rule then calls for at least 6 inches of soil between the trench bottom and that wet layer. Wet weather can push the evaluation back until the ground dries out.
When an older field fails, drain field repair may mean new lines or a new distribution box. We check with SCDES first when a field has to move.
About 4,400 people lived in the 29142 ZIP at the 2020 Census, while the town itself counted 797. That count also found 135 homes there kept for seasonal or occasional use, and only 8 sat inside town. Half the homes in the ZIP went up before 1991, the Census estimates. Nearly two in three went up between 1970 and 1999.
An original system from those years is now about 25 to 55 years old. When the tank and field both give out, septic system replacement under today's setbacks may be the fix.
The Census counts about one home in five across the ZIP as a mobile home. State rules keep a manufactured home off the lot until its septic permit is issued. We plan mobile home septic systems so the tank and field stay clear of the pad and the drive.
