Much of Moncks Corner is on sewer from Moncks Corner Water Works or Berkeley County Water and Sanitation. Past those lines, a new home on a lake lot or a rural tract needs its own septic system. Septic system installation in Moncks Corner starts there, with a state soil evaluation on ground that often runs wet.
Levelset2 focuses on new septic system installation, and Moncks Corner is part of our service area. We set the tank, the lines, the distribution box and the drain field to the state permit. A typical job starts with clearing the homesite lot and ends with the system in the ground. Call or text (803) 478-2620 for a free estimate.

Two utilities run the sewer here: Moncks Corner Water Works and Berkeley County Water and Sanitation. Berkeley County runs three wastewater treatment plants. The town's 2024 plan says they serve much of the unincorporated land around town.
Where sewer is accessible, state rules bar a new septic system and any fix to a failing one. County and town governments decide what counts as accessible. If a hookup needs an annexation or an easement across the next lot, the sewer does not count.
Past the lines, a home or a manufactured home needs a state septic permit first. Without it, the state says, the county cannot issue a building permit. Before you buy land, the state tells buyers to ask the local government about sewer and water. That one call settles the first question on a lake lot near Pinopolis or a tract off US 52.
The town calls itself Lowcountry's Hometown, and it sits on the rural edge of the Charleston metro. The Census counted 13,297 people here in 2020. The Bureau's estimate for July 2025 is about 20,600.
The Census Bureau counts 796 new single-family homes permitted inside town limits in 2024. The town's 2024 plan says its housing stock doubled in about 20 years. The plan names Foxbank Plantation and smaller developments along US 52 as places that grew after 2020.
The town expects more growth by annexation to the south and southwest. Septic systems go where the sewer lines stop, on lake lots and rural tracts. Across Berkeley County, about 14 percent of homes are mobile homes, the Census estimates. We set septic systems for mobile home lots as well.
Lake Moultrie covers more than 60,000 acres just north of town, all of it inside Berkeley County. A NOAA station four miles north of town averages about 52 inches of rain a year. When the soil is too wet, the state may delay its evaluation until the ground dries out. About 17 percent of the land in town sits in a FEMA high-risk flood zone.
Meggett loam is the most common soil in town. It is poorly drained, and water can reach the surface in the wet season. About three quarters of the soil in town holds a seasonal water table within 18 inches. The federal soil survey flags 96 percent of it as very limited for a septic drain field.
That is a national screening rating, and the state decides each lot by its own borings. A standard conventional system needs the seasonal water table at least 29 inches down. For wetter ground, the state rules carry other designs, such as shallow placement or a mound. We also handle drain field repair when an existing field in wet ground stops working.
SCDES, the state environmental agency formerly called DHEC, issues septic permits. Its Charleston regional office covers Berkeley County, Moncks Corner included.
You apply online through SCDES ePermitting with a copy of the plat or deed. Before the site visit, you mark the lot corners and the planned tank and drain field area. The inspector bores at least two soil samples and reads their color for the wettest-season water level. If the site works, you get a Permit to Construct, good for five years.
We install the system to that permit. Before it is covered, the system gets a final inspection, and then the state issues an approval to operate. When a lot fails, the state may point you to an engineer and a soil scientist. They can test whether the lot supports an engineered system.
